Sure, from a Commercial point of view, some property management companies will tell you all people want is to get their rent – so that’s why they/we look after rent collection – but what about maintenance and repair programmes? Routine inspections? Insurance? Legalities? Leases? Most property managers look after those needs, too.

But maybe not in the way – the 20% way – we do. At Wishtower we have the knowledge and experience to undertake all aspects of commercial property management — and they definitely do not begin and end with getting monies paid.

Rent collection isn’t just rent collection; it’s about reassuring leaseholders. We get them their monies as quickly as possible — in compliance with the Royal Institution of Chartered Surveyors’ rulings; we manage service charge finances so leaseholders’ interests are met; we operate a robust arrears management procedure to minimise the potential negative impact on cash flow; and we also assure stakeholders that their property won’t be undermined by any shortfalls.

Maintenance/repair/preventative programmes aren’t just maintenance/repair/preventative programmes; they’re about foresight and reliability. If you sensibly budget and plan works – rather than react when something happens and have to gather funds quickly – clients are happier and less stressed. Even more so when those works are conducted by the great network of skilled, approved and reliable tradespeople we proudly employ.

Routine inspections aren’t just routine inspections; they’re about making sure the buildings are maintained to live up to the expectations of all parties — leaseholders, stakeholders and tenants. We do quarterly inspections and liaise with clients if we feel certain aspects – from them or the tenants – need to be improved upon.

Insurance arrangement isn’t just insurance arrangement; it’s employing experienced insight. You’d be amazing at how many buildings get insurance but are still not compliant with their insurance terms. So we work with the necessary parties – we have a panel of brokers we use – to ensure the cover is correct and the building is protected.

Once the insurance policy is in place, its provisions must be continually met throughout the period of cover. To make this happen, we actively monitor the building for compliance: we’re talking fire safety standards; risk assessments for fire and health & safety; 5-yearly electrical installation inspections; and many other relevant actions.

So, yes, we’ll make sure you get your rent. Plus a little extra…

Since 2009, our team of fully trained, qualified and experienced individuals have supported property owners and investors, with properties from single retail units to a multi-let residential estates, many of whom have trusted us to support them year after year in alleviating the stress that property ownership can bring.

One of the most common issues we across is that a building is not sufficiently insured or, if it is insured, some of the terms aren’t being complied with. At Wishtower, we put provisions in place to ensure the conditions are continually met throughout the period of cover.

We have stringent property management processes to identify and alleviate shortfalls from previous management practices for clients. We’ll then develop a tailored plan so that we can take the stress from you and give you the confidence that you’ll be able to reliably enjoy the revenue instead.

In short, you as the client should not have to be too heavily involved.

Property management is an alliance between all the stakeholders. Developing those relationships maximises the likelihood that you’ll keep great tenants, show them how you care for them, and, as a result, secure your earnings further into the future.
